  1. Get early warning of delays due to the client, main contractor or your people.
  2. Make sure the client knows when they are the cause of the delay - clients have selective memories.
  3. Freeze design changes at a certain point to allow for procurement lead times, approvals etc.
  4. Monitor the work done by the earlier contractor or contractors carefully - and make sure delays outside your control are recognised and documented.
  5. Keep an eye on what your team are doing that might cause delays - typical examples include starting late, late submission of drawings, mistakes in your drawings.
  6. "Mitigate" the impact of the delays - accelerate work, use up your "float" and redefine the Critical Path.

Good Sharing of Answer. I think the PM need to constant communicate with his team under him so that they will be aware of these delay and together they will help each other to mitigate the delay. Ex. Your planning need documentations of the delay and needs their recommendation to catch the delay, if materials your procurement manager will push the supplier to deliver malts on time. If manpower is shortage your Const. Manager will push the contractor to add more manpower and back up by you as PM, your Boss and Client. Being in Client PM you need to convey message to GM of Contractor as clear and concise so that he is aware of the delay and the GM will use his muscles or Authority to produce additional manpower. The PM and OM of the Project Management will help together to pressure the GM of Contractor during weekly meeting and give the GM commitment to deliver the additional manpower in order to cement your follow up to GM of Contractor you need the push also the Client Representative during weekly meeting to support the whole project management. After meeting follow up with the daily letter on the status of the commitment. This is what we do before as PM of the Project Management and we hit the schedule on time.
