2nd: There is a modifier you can place on an object called ProOptomizer. You can use this modifier to reduce the number of verticies on any given element. I use this very often when working with buildings simply because they typically have so many verticies and I'd say about80% of them can be removed without distorting the element.
3rd: Large bitmaps in materials will also squeeze your hardware/softwareinto crashing.
Remeber that the map only needs to be as large as it will display in the camera at100%. For example, if your aerial is2400 pixels wide and you camera is only showing50% of it (at1280x720) it should be about1480 pixels wide. Keep face numbers down, do not keep modifiers on objects when finished modifying, check face numbers using the summary info dialog, use the multi-res modifier to reduce faces on certain objects, match amount of faces to the amount of detail needed etc. In short, most of your problems are connected to modelling. Check summary info, identify the offending objects, right click on objects that have modifiers and convert to editable meshes. Model efficiently and you can create huge effects with least faces and procedural waste (keeping modifiers on objects). Your problems are the most common and easy to get rid of
