Should I fix a house before I sell it or should I sell it as is and have the new owner fix it?

Generally speaking, most home buyers want a home that is in move-in condition. This is to enable them reduce cost on further repairs on the house. Few home buyers go for fixer up homes most especially when the homes require only light cosmetics repairs. By not making repairs, you will limit the number of buyers who may be attracted to your home.

As a home owner who intends to sell off her/his house, you should conduct a survey of houses around your neighbourhood to ascertain the condition of houses around, note the condition and amenities in those homes. Compare these homes to yours and find out their market value. That would give you an informed decision on whether to carry out repairs or not.

Another step to take is to call on contractors to bid the house, that would also give you an insight into how much your home is worth.

Perhaps, you can seek the service of a realtor to give you professional advice and information about the condition and worth of your house.

Depends on the cost to fix it and the kind of fix that need to be applied. If the fix is estimated to cost less than or equal to the value addition to the finished product, it is always recommended to opt for it. However, there are some fixes that may be personal-centric to the customer , which may be avoided and be left for the new customer to fix it.

It depends upon various factors i.e. house owners urgency, financial need, other circumstances affecting of your family and life.

If inclined to sell, then look for fetching better price by repairing and colouring house etc.

If selling house for fulfilling short term needs, then better way to mortgage it (if possible) or take money from market NBF Co. etc.

only in these circumstance i advice to sell house before fixing new one, otherwise after looking the provisions under Taxing Laws and other commercial laws fix new house and then sell old one.

Sorry for late , you should fix the house or the property you want to seel and see all documents and paper's, the location, and the agreemenbt between you and the seller , if all its ok than you sell it.

It's best that you invest on fixing it first before selling it. In that way you could attract more owners and it can also increase the value of your house. What your selling just might reflect on who you are as a person/company. You always settle for the best.

We should fix any house before selling it to any new owner, or point the defects for the owner that wants to do the maintenance by himself.

two things you have to anticipate and must balance, first is the marketability of the item being considered, if fixing it would cost a lot but making it more marketable is a good decision, secondly you must note for the time frame from fixing to selling.. a not so large income in a small amount of time is healthier for business than the other way around..Which ever results in higher probability of profit per time is the best way forward

Depends on location mostly, top location does not need the fix up boost, second factor is the local city/neigborhood price fluctuation. If prices go up, fix up the place to boost your property price. Factors in locations that prices going down or are stagnant, means that you should focus on availability of properties sold in the area. If there are not so many and the place is in decent condition do not spend a dime. It will be sold eventually. If there are a lot similar properties on offer the choices are two, sell fast and do not think cheap is cheap since situation will worsen, or if the property does not "worth" to be let go so easy make some small spending improvements, (windows/ kitchen cabinets), since these attract the woman factor of the couples hypothetical buyers mostly, so you can sell with a small or none loss margin. Generally a sale depends on the timing and the market overall picture being positive or not.

I would rather say making the essential maintenance is needed in% of the time.Otherwise the buyer will use it easily to reduce the price much more than the repairing cost.Another reason is that rickety-looking property are neither attractive nor competitive in an open real estate market.I would put the building in good shape and cover all necessary points only( Saftey/common areas cleaning/MEP/etc)and do not do any extra costly maintenance unless requested/agreed during the negotiation to reach a better agreement for my party.
