selecting a warehouse space is very specific to your needs in order to make the best decision which is suitable for you:
1- The location would depend on your activity in selecting out the free zone or non-free zone areas
2- the activity of the company which will be using the facility - for ex : logistics would require a lot of movement in and out of the area , in this case you would have to look at the ease of access in and out in
3- in the case of logistics companies you would also need to look at the location in terms of access to the highways and access to deferent emirates within the UAE or to free zones
4- 3 - logically rent + service charge because its possible the rent would be at a good rate but the service charge is what comes at a higher rate which you would need to negotiate
5- The type of license that your company holds as you would need to consider that warehouse in general fall under and industrial category which does not allow a commercial license to be registered to the location
6- There are also options in Dubai where you lease space within the an existing warehouse which again would depend on your specific requirement of space .
7- Another point to consider is the utility connections and ensuring that everything is inline in order to get all utilities in the name of the company and avoid sharing meters which can lead to problems in the billing and consumption tracking
8- Safety & security is also crucial when leasing a warehouse
