You initially start by building a good rapport with the customer

next step understand his requirements

Check the feasibility of his requirements, and commit to him only if you are able to complete his requirements.

Do not give his false timeline 

Assure that you do not frustrate or diminish his ideas thoughts and requirements so that he feels he is completely involved.

Most important point focus on good communication and good quality and punctuality.
