The first thing that you notice with regards to property when arriving in the Gulf Region is that maintenance is poor and in most cases totally absent.

Chiller plants costing6 Million AED and more are getting maintenance contracts that are less than1% of the value of the chiller. In a high temp / dust environment like the gulf the services should increase not decrease.

The average lifespan of equipment here is30% less than in other regions purely due to poor maintenance.

The more you spend on an asset the more you need to look after it.

ThoughI am closely associated with property development perse my knowledge is limited to India only hence would not be able to comment on the Gulf Region
