Few Questions on MEP Subcontractor's - Preference / Selection criteria / Trial Period / Contractor Relationship. Experts valuable experience and tips?

 As I understand, MEP stands for Mechanical, Electrical and Plumbing.

1.    Yes, it is preferable to have MEP sub contractor as  the MEP sub contractor working in this specialized field has economy of scale and can provide the service at cheaper cost than in-house arrangement.

2.    Selection Criteria:

·       Technical skill (available manpower with required skills);

·       Financial Capacity: Adequate financial capacity to take up any maintenance job,

·       Experience: Must be proven experience in similar jobs.

3.    Trial period: Approx. six months would be fine.

4.  The main contractor must have supportive (mentor) as well as team working relationship with the sub-contractor

If we don't have the qualified personal or if all our personal is fully busy then we can use a subcontractor but if we can use our personal with a qualified supervision then we can use our people to give them the chance to get expertise. It's always good to use our people for new works or for multiple works because they feel more secure and important in the company,  

It depends upon the companies' project management strategy. Some companies' have their own set of experienced engineers and supervisors for different MEP tasks and gets the job done by them. However some companies decide that they would restrict their expertise to Civil only and they have to get the job done through a single or sometimes multiple sub contractors. 

In my opinion attitude with the subcontractor shall not be bossy. It shall be focused on how to get the job done guiding and sometimes even helping the subconcontractor to finish the task with quality finish asap. It shall be kept in mind that after all main contractor has the final responsibility of getting the job done. If one wants to stay in the same business one shall try to maintain long term business relations with subcontractors as well.

1. Usually when we don't have enough experiences or time or we cant suffer the risk of a task, we adopt a sub contractor
2. selection criteria depends on the task if it is just related to labor  or because of high technology or need for high skills the criteria would be different for example: financial turnover, certificates and experiences, past reputation or their quality of cooperation with our organization
3. trial period also depends on the service or product that we get from
4. relationship is very importantو in my opinion we should think of an ecosystem and our good supplier survival is our survival so a win win relationship is a must.
