Here are 5 simple reasons why Real Estate Agents exist or why they are very important in the housing market.

1. The volatility and complexity of the housing market entails that investors seek the service of realtors for an informed decision before making any investment (be it buying or selling).

2. Brokers have better and more convenient access to properties, they network with other realtors to satisfy the needs of their clients.

3. Brokers are good negotiators, they serve as intermediaries between buyers and sellers, Landlord and tenants. They help in arranging a smooth transaction were the interest of both parties is protected. Their expertise in handling property transactions help in bringing the buyer and seller to a consensus ad idem, thereby ensuring a successful sell or purchase transaction or a lease agreement.

4. Real Estate Agents serves as advisers on the trends in the housing market. A Broker would give his client the right information on mortgage and financial implications on loans or borrowing from the bank for investment purposes. These information is very important for every investor who wishes to invest in the housing market or property owners who wish to sell their properties to making profit.

5. Dealing with licensed professionals in the housing market is a sine qua non. Every serious investor would seek the service of a licensed broker before making any investing.

First of all

Getting the services of a Realtor is optional,  There is no law that I am aware of that requires anyone buying or selling a property should go through a realtor.

That said, it's a matter of having an expert looking through the property you want to buy / sell.

A lot of people have enough, technical, architectural, legal knowledge and time to do everything themselves. however there are more people who do not have the time nor the knowledge to properly look at the small details such as inspections, disclosures, marketing campaign, legwork, mortgage requirements, etc etc

An expert advice outside of family regarding probably the biggest purchase in someones lifetime is invaluable in such a case. Most prudent people would want someone to assist them in this case.

They are the link between the seller and buyer. Saving all the legwork they (the buyer and seller)otherwise would have to do.
