1. Negotiate a sale agreement

2. Hire an appraiser to generate a value

3. Determine the equity remaining in the Property by subtracting the mortgage balance by the appraised value.

4. Negotiate a fair buy-out price with your co-owner, using his/her share of the equity as a starting point.
