b) Any of the three companies must have some weaker area like a dissatisfied client, litigation. You must avoid working with such company even if the company says it was not their fault.
c) If it is a very big project, it can be split between the companies provided locations are different like construction of villas in different cities or at different locations in the same city provided the costs do not increase. This will result in competition between the Companies and yield you good results.

Post tender meeting should be called separetely and technical / Professional aspect of the project be discussed to evaluate the most Competent one.
Item wise rates should also be Compared accordingly.

If all the bidders have the same price offered, same quality according to your specs and all the remaining conditions. Its good standing point for you to go for comfortable negotiation process.
In this case I will call them and negotiate with each one separately to try to get some added value, like innovation, shorter delivery schedule, extended warranties, training for my staff etc.
