Many a times, the effort put in a maintenance (trouble shooting) activity is considerably varied in each instance even for similar faults.
There should be a monthly activity report ( MAR) for maintenance tasks performed based on which you build your anual statistical accumulated report ( AAR ) then comparisons should be made accordingly.
Its mainly depends on experiance and judgment.
Followings are KPI's for maintenance activities. These are not fixed, and these can be modified according to one's own needs;
Response Time
Mean time between Failures
Mean time of Repair
Ratio of breakdown time to PM
Cost of repair
Productivity in maintenance is not only measured by how many work or troubleshooting we have accomplished, it is being measured when the equipment or machine being maintained meets or exceeded its life expectancies. When the interval of machine/equipment shut-down become less and the budget for the repair and maintenance becomes minimal, the company saves for it, then your maintenance activities is not only productive but it is EXCELLENT & SUPERB!
Even productivity maintenance depend on Simplefication Theory in any manfucture ...read about it and will be clear for you as can not be written here....
Basically i am measured from report. If there is no report even you already work for20 hour to solve a problem or make new improvement, for me same with no activity
Mttr ( mean time to repair )
Mtbf ( mean time between failure )
Msa ( monthly scheduled adherence )
Introduce Key Performance Indicators (KPI's) to individuals and your team.
You just need to hire good workers who are willing and like to do their job. Have a good leads and good supervisors to watch the daily activities.
