What is Schedule / Delay Analysis?

Schedule delays frequently occur in construction projects. Many recent studies have focused on analyzing delay values accurately and systematically from the as-planned and as-built schedules, since the obtained information are the basis for resolving delay disputes and claims. Various methods have been developed and used for analyzing and measuring construction schedule delays. However, these methods have different analytical approaches and require different information. For a complicated delay case, different method may provide different results, and require different input data. That is, no single method is universally accepted by all project participants, suitable for all situations. Therefore, there is a need to provide complete information of available delay methods for a delay analyst while he/she wants to select a suitable method to resolve his/her delay problems. This is a short introduction to schedule / delay analysis techniques. If you think this is correct or like it please answer this question with some more information about it. I will post more information after getting a feedback.

one of the analysis approach could be calculation of project time claims i.e if the project is delayed and the delay is due to the external dependency ( client's end ) then you will have to claim that time / cost applied.

Actual is, why the delay in project arises , bottom-up approach ( which I do mostly)

There is always difference between planning and implementation. The senario duffers from case to case. One must be prudent while analysing the situation. In my opnion, firstly observe variance of plan and actual progress. Then idententify the reasons for delay. Consider all factors professional, come out with modified plans to remove delaying hurdles. Present your proposal to your reporting authority. Have final discussion and make modification if required.

This is basic management technique and apply to all businesses.
