What is the difference between demand factor and diversity factor in electrical distribution network?

Demand factors applied on individul loads only but diversty factors applied on group loads same as panels board

Demand factor is the ratio of the sum of the maximum demand of a system (or part of a system) to the total connected load on the system (or part of the system) under consideration. Demand factor is always less than one. 

And

Diversity factor is the ratio of the sum of the individual maximum demands of the various subdivisions of a system (or part of a system) to the maximum demand of the whole system (or part of the system) under consideration. Diversity is usually more than one.

suppose we have a group of residential complex

1-when we calculate the load for every apartment we should calculate total load after that we multiple the total load with .8 (as the demand load) after that the result should multiple with1.2 or1. ( as the future load) 

2- sum all these load of all apartment ( as the load for the building)

3- sum all these building loads ( all project)

4- finally , after we have the total load we multiple it with .6 to .8 according the purpose of residential complex ( and this is the diversity factor ) as we us this factor to calculate the rate of transformer which will feed the project
