The skill I found very important in communication is listening. When you listen carefully it is possible to establish a conversation which will give the receptor a venue to express many things. It is then necessary to frame the conversation and bring to focus the principal element(s) of the matter. Giving feedback by reflecting what the person is telling is essential to detect either pain points or unmet needs. Empathy is another key element in communication, along with non verbal communication techniques to let the person feel safe and open to the discussion.
Once you know what the person wants or what she needs then it becomes an easy task to elevate a winning sales pitch, not just imposing what you would like to sale, but doing it with the prospect and let her choose as per her own terms. This is very empowering.

It is advisable to always watch out on the words you're going to use in communicating with the prospect.
It should be clearly understandable for the receiver to think that you are competent enough to establish trust and for you to properly or easily close the deal.
i would firstly do some small talk show interest in what is being discussed apart from the sales pitch itself to break the ice, and then i would confidently put my proposal across and listen carefully without interrupting the speaker to there views,questions and see by there answers and flow of conversation how i will proceed in closing the deal.
