· Operation & preventive maintenance of Diesel generator sets, transformers, electrical panels and controllers, HT & LT chillers, air handling units, elevators, ups, heat recovery wheel units, cooling towers, water pumps. Fire Fighting System, electro-mechanical car parking system, WTP plant, STP plant and other utilities equipment.
· Planning and implementing proactive / predictive / preventive / shut down maintenance schedules for machinery so as to increase up-time / equipment reliability.
· Coordination with vendors for PPM & breakdown maintenance of equipment. Monitored the PPM activities and ensure that all the PPM activities are completed as per the standard procedure and verifying onsite PPM activities as per SLA.
· Preparation of electricity, water and HVAC consumption report. Providing overall assistance to property manager for any operational issues, vendor issues.
· Prepare MMR & QBR report and report presentation.
· Handling the technical/security/housekeeping related issues during off working hours on site.
· Implementing energy saving measures & educating technical staff about the methods involved.
· Schedule meeting with vendors to discuss operation issues, support required on site.
· Handling FAS, BMS system, access control system.
· Productively interact with customers for projects and operations-related matters, but also to maintain healthy relations with key persons.
· Supervise the staff under charge and to ensure that the clients are provided with a high standard of service at all times.
· Carry out and manage all maintenance functions at the highest standard expected for the client.
· Prepare snag list for new projects and followed up with contractor/OEM till work completion.
· Inspect the MEP Equipment's and review its Operational Manuals and As Built Drawings for Projects & Retail Fit Out works as per the authorities requirements. Coordination with leased out areas respective client’s PMC team during fit-out work to ensure smooth transition.
· Planning for materials, developing vendors to obtain timely procurement of materials and equipment to facilitate smooth operating process.
· Preparing SOPs, Manuals, checklists, log sheets & Work Instructions for operations for the unit and maintaining reports for facilitating decision making by management.
· Undertaking regular inspections to prevent accidents and adhere to safety norms.
· Has good knowledge of statutory compliance framework and audits.Updating / Renewing and maintaining relevant statutory documents.
· Coordinate with PMC of Client for handing over of the entire MEP system and its relevant documents.
· Prepare bills for HVAC and electricity consumption by contractors and tenants.
