What are type of maintenance? What uses?

PPM Plan Preventive Maintenance, Daily or routine Maintenance, Yearly Maintenance, Breakdown maintenance. These all type of maintenance are helping to keep machinery and properties at smooth and safe operation. Also it is helping to save money and energy work & manpower.

At the top level, I see maintenance being either preventive or corrective:

  • When we do preventive maintenance we are doing a task before a failure has occurred. That task can be aimed at preventing a failure, minimising the consequence of the failure or assessing the risk of the failure occurring.
  • When we are conducting corrective maintenance the failure has now occurred and we are basically reinstating equipment functionality. To be clear, corrective maintenance can be the result of a deliberate run-to-failure strategy.

Within within the category of preventive maintenance there are several types of maintenance:

  • Time Based Maintenance (TBM)
  • Failure Finding Maintenance (FFM)
  • Risk Based Maintenance (RBM)
  • Condition Based Maintenance (CBM)
  • Predictive Maintenance (PDM)

When it comes to corrective maintenance there are two types:

  • Emergency Maintenance
  • Deferred Maintenance

All type uses for:

1) Production ability can fulfill requirement according to production plan2) Maintain quality at the right level to meet what is needed by the product itself and uninterrupted production activities3) To help reduce unnecessary usage and deviations and keep the capital invested in the company during the time specified in accordance with the company's policy on the investment4) To achieve the lowest level of maintenance cost possible, by carrying out maintenance activities effectively and efficiently overall5) Ensure the safety of equipment or machinery operators6) Hold close cooperation with other major functions of a company that is the level of profit or return of investment as possible and the lowest total cost.
