Good RE consultant has to know well the area in which he or she is active, be aware of trends on the market and be able to advise customers on specific property. They should be able to activey listen what clients are looking for, what's important for particular person and not only ask for the budget available. What value I get if I need to visit say 10 properties out of which I can eliminate 8 immediatelly only for the fact my agent didn't do the homework? Don't get show me something I said I'm not interested in.
